  Lease of Property in Retail Payments

Attending to AMPI national congresses leaves us definitely good results, experiences and, of course, benefits. This happened to me after listening to Mr. Mario Borghino’s conference, which I considered excellent, for the fact that it offered us new opportunities of doing business forgetting the existing paradigms in our real estate activity.

 With this I am not trying to invent or discover the black thread  which already exists, and let me tell that once I came back from the congress it occurred to me to  implement the ideas that  were given to me especially by this lecturer. If enterprises like Elecktra, with their   weekly retail payments advertising campaign to sell has worked, why not offering our real estate leasing, the opportunity that our client can pay his rent weekly, fortnight or monthly?

For us, Associates, who are dedicated to administering the real estates, are most interested in tenants paying their rent on time, and we can get this by giving them the opportunity of doing so. At these precise times of crisis, loss of work and other complications is a lot easier to facilitate things to everybody. Of course it is better to receive payments in bias than not reaching the end of the period (month) and get an unpleasant surprise that there is no payment at all.

It is true that it would make our work more complex and especially to those who administer great volumes of properties, but in the end we should not be afraid of doing so. Let’s be different from the others, applying in our leasing contracts the weekly payment, being careful to exclusively adjust the content to this form of payment. As a consequence, the contract would be of 52 weeks equivalent to a year. The lack of timely leasing payment would be the equivalent of weeks to months so that the cancellation for nonpayment would bring as a result, at the end of the leasing term, that our tenant obtained a month’s rent and of course, we as administrators, a larger percentage of commission.

This of course, makes us happy, and maybe this form of leasing could be applied mainly to different places at Distrito Federal. I leave this as an idea. I hope someone will take advantage, and as to me, I have already started to rent under these conditions.
